Procedure

The client will recieve an on-site consultation free of charge and in some cases, initial consultation with the planners from the local district council.


We will arrange a survey, if required, to measure the site, ground levels, plot trees and footprints of any existing buildings, etc. We are mindful of the understanding so far of the project, the client's instructions and any planning implications. We will then quote you a fixed fee for the design service.
Stephen Mattick will begin his design and the client will be involved at all stages.

When the client is happy with the design, we will submit the application and monitor and advise on progress throughout the planning process. (The client will be charged separately for the Council's planning fee.)


Once planning permission is achieved (this can take upwards of 8 weeks) building regulation approval will be required before building begins. We can arrange for the building regulations (technical drawings) to be drawn and submitted to the council for building regulation approval. These are to staisfy the local authority as to the construction of the building and from them a builder will be able to give a quotation. Their preparation may involve the service of a structural engineer.
